A house move is the largest thing most people ever ask a stranger to do for them, and the industry does not always repay that. The failures are boringly consistent: a price given without a survey, a crew sized to make that price work, and a morning that runs long because nobody looked at the stairs.
Our answer is not clever. We look first, we write down what we are going to do, and the crew on the day is the crew on the quote.

- Blankets in the room
- Furniture wrapped where it stands rather than at the tailgate. It is the clearest difference between a careful firm and a fast one.
- Dismantle and rebuild
- Beds, wardrobes, flat-pack and table legs, with fixings bagged and taped to the piece they came off.
- Floor and door protection
- Runners down and jambs covered at both ends, before anything is carried through them.
- Room labelling
- Boxes marked for where they are going, which is why the unload is the calm half of the day.
- Appliance handling
- Transit bolts in, fridges upright, doors off where the model allows. Gas and plumbing left to the right trades.
- The last walk round
- Loft, garage, shed, under the stairs. Nobody leaves until you have checked all four.

Stairs, lifts, parking, and the distance from tailgate to front door at both ends. Access is time, and time is most of the price.
Distance
Across town, across a county or end to end. Longer runs bring driver hours and sometimes an overnight into the plan.
Packing
Full pack, part pack, or materials dropped off for you to do it yourself. Most people take the middle option.
Awkward pieces
A piano, a safe, a range cooker, a full-size gym. Each changes the crew size, so each gets looked at on its own.
Timing
Fridays and month-ends are the busiest days in the trade. A midweek date in a quiet month is easier to resource.

A list, a few photographs, or a walk round on video. Enough for us to see the rooms, the stairs and the street rather than guess at them.

Crew, vehicle, materials and what is included — on paper, before you commit to anything. If something changes it, you hear about it first.

We pack and protect
Furniture blanketed in the room it stands in. Glass, pictures and the awkward things properly cased. Floors and doorways covered at both ends.

We load and drive
The same crew, loading in an order that makes the unload easy. Across town or across the country, the load is packed for the journey it is making.

We set you down
Boxes in the room on the label, beds rebuilt where you want them, packaging taken away. Nobody leaves until you have walked round.
If it is smaller, or further
A flat is flat removals — the route out matters more than the volume. A room or a part load is man and van, and costs less because it is less work. And if the move crosses the country, long distance explains how that is loaded and crewed differently.

How long does a house move take?
It depends on the size of the house, how much is already packed and the access at both ends. A three-bed with driveways at each end is a straightforward day; the same house at the top of a lane with no parking is a longer one. We give you a realistic window at survey rather than a figure over the phone.
What does a house move actually cost?
There is no honest way to answer that from a web page, and any headline figure you see is a starting point somebody intends to revise. The six things on this page are what a quote is built from, and we establish all of them before sending you a number.
Can you move us on completion day?
Yes, and most house moves work that way. It means a morning waiting on solicitors, so we load early and go the moment keys are released. If the chain slips, storage covers the gap.
Do you pack for us?
Full pack, part pack, or materials dropped off in advance. Most people ask us to do the kitchen, the glass and the pictures and handle the rest themselves.
What about the loft and the garage?
Tell us at survey. They hold more than anyone remembers and they are the commonest reason a move runs long. Loft contents ideally come down before the crew arrives rather than during.
